COSTS: the $300 utility fee pays for all utility even including streaming TV subscription, Wi-Fi, trash and landscaping. In addition, there is a $350 non refundable cleaning fee, a refundable security deposit equal to one month of rent, and a 3.5% monthly admin fee. Renters insurance required. 
TENANT PAID UTILITIES Nothing outside of the $300 mentioned above unless unless they are over reasonable amount (this amount is stated in the Rental Agreement)
PETS One pet is allowed with an additional $100 cleaning fee (size and breed restrictions may apply).
SMOKING is not allowed in this unit. A $350 fee will be charged if there is smoking in the home.
APPLIANCES include; Stove/oven, Dishwasher, Microwave, Garbage disposal, A/C, Washer/Dryer.
