Description

4/2 rent ready - Beautiful corner home in the desired Gold River community. This 4 bedroom 2 bathroom home is close to parks, the American River, and Highway 50. The community is within an HOA and they will care for the front yard and have regular security patrols. Tenants will be responsible for caring for the backyard. The property offers a large 3-car garage. The security system is available to tenants but will need to create an account in their name and will be responsible for the monthly cost.

A $30 pet rent will be applied for each pet (1 max) in addition to a $250 per pet, deposit.

Tenants are responsible for all utilities. (water, sewer and trash will be posted to tenants ledger while SMUD/PG&E will be in Tenants name)

Tenants will be enrolled in a “Resident Benefit Package” ($15 per month on top of rental price). Renters insurance is required

Applications will be processed based on a first-submitted and first-approved basis. If the property is not selected by the applicant, a refund of their application fee can be refunded or the application can be transferred to another Eagle PM vacancy for up to 60 days.

Application Requirements: All applicants must have a credit score of 670 or higher with no more than 3 collection/negative accounts. Each person over the age of 18 that will reside in the home must apply and qualify. No eviction/tenancy left owing money. Pass a criminal background check. Must have positive rental verification references. Combined household income must be at least 3x the monthly rent. Co-Signers can be used only to help meet income requirements above. Please note, if your application (or grouped) is denied you are not entitled to a refund.
