ADU with private entrance, bathroom, and kitchenette. Utilities and secure gate parking included. Fully furnished unit. Entry through the back deck. Really close to I-5, and great access to public transit into Seattle.

RENT: $1,350 / month (Utilities, Wifi and parking included)

DEPOSIT: $1,000 ($900 refundable back to tenant at the end of the lease, minus any damage costs that will be deducted / $100 cleaning fee non-refundable).

LEASE TERM: 6 months. Maximum occupancy: 1. Parking spaces: 1.

UTILITIES included with rent:

Water, Wifi, sewer, garbage, electricity, and natural gas.

ADDITIONAL ITEMS:

Renters insurance required.

Satellite dishes are not permitted.

No pets

No washer / dryer in unit

No smoking / no vaping

APPLICATION / SCREENING FEE: $35 non-refundable fee paid by each 18+ application. Walk-through required prior to application by appointment only.

Landlord will not accept a comprehensive reusable screening report by a consumer reporting agency. No tenant-provided consumer reusable (portable) tenant screening reports accepted. We do not accept co-signers (all applicants must be living in the property).

QUALIFYING CRITERIA:

Must be able to provide proof of income of three times the rent amount. Income must be of a verifiable legal source.

No excessive financial obligations (more than 20% of income)

Ability to pay first months rent and deposit within 3 days of acceptance via direct deposit, cashiers check or money order.

BACKGROUND AND CREDIT SCORE QUALIFYING CRITERIA

Management reserves the right to deny residency and occupancy for any criminal activity at their discretion. Guarantors / co-signers cannot be used as a substitute for this requirement.

No open bankruptcies

Minimum Transunion credit score of 700.

RENTAL HISTORY QUALIFYING CRITERIA

Resides at current address for minimum of twelve months and can provide verifiable source of rental history from a third party landlord for the last two residences from the date of application

Gave proper notice to previous landlord

No evictions under 5 years old paid or unpaid.

No notices of any kind from previous landlord, neighbor complaints, violation of a previous rental agreement, police reports regarding disturbance of the peace, nor deposit withheld because of property upkeep or non-payment of rent

LEASE QUALIFYING CRITERIA

Government issued photo ID of all applicants 18 years of age or older must be provided at the time of the application

A complete and accurate application must be filled out. Incomplete applications or false/misleading information can result in denial.

Applications are processed in the order they are received. However, other factors such as the requested date of commencement of tenancy may result in priority of another application.

Able to set up an automatic transfer from your bank account to ours with overdraft protection equal to at least one months rent
