Pricing Transparency: We keep it simple. Clear pricing and upfront clarity so you can plan, budget, and decide with confidence.

Rent includes Water, Sewer, Trash and WIFI. Tenant responsible for setting up and paying for own electricity.

Additional Non-optional Fees:

- Resident Admin, Technology and Portal Fee: $10/month

- Rent Reporting: $10/month

- Renter's Insurance Liability: Your own or $10.50 (if you don't have your own policy)

Optional Fees:

- Pet Rent: $35 per month

- Storage: If available on property

One Time Costs:

- Application: $60 per adult over the age of 18, paid direct to credit company

- Move-in administrative processing fee: $250

Deposits:

- Security Deposit (Refundable) - Equal to one month's rent

- Pet Deposit (Refundable)- $300

Parking: On-site unreserved

Application Acceptance Criteria:

1. Credit above 650

2. Income to rent ratio is 2.0X or greater

3. No previous evictions in the last five years, up to 2 late payments in a 12-month period

4. Must meet the Colorado Rental Fairness Act -No conviction within the last five years or any conviction or deferred judgment at any time related to methamphetamine, registered sex offender. Homicide and related offenses, and stalking.

The landlord accepts Portable Tenant Screening Reports (PTSRs) in compliance with Colorado’s ‘Rental Application Fairness Act.
