2. Self-Employed / 1099

Must have gross income of at least 4.6x the rent

Verified via 12 months of bank statements or 2 years of tax returns

Business expenses deducted to determine true qualifying income

3. Mixed-Income Households

Each applicant’s income is evaluated using the applicable standard (W-2 vs 1099)

Combined qualifying income must meet or exceed required rent threshold

4. Other Income Types

Fixed income (e.g., Social Security, child support, disability) must be documented

Non-traditional income (e.g., investments, rental properties) may require additional documentation

Guarantor Policy:

Accepted only if one of the following is not met: income, credit, or rental history

Not accepted if two or more criteria are unmet

Guarantors must be U.S.-based, demonstrate strong credit, and show net income of at least 5x the rent

Pet Policy:
