1. Premises

Landlord hereby leases to Tenant the residential property located at:

89 E Main Street, Second Floor, Avon, MA 02322

A 2-bedroom, 1-bath apartment consisting of:

- One extra-large bedroom

- One regular-sized bedroom

- Regular-sized bathroom, kitchen, and living room

- Small kitchen storage

- Trash and recycling bins provided

2. Lease Term

for a fixed term of 12 months

3. Rent

Monthly Rent: $2450.00

Due Date: 7th of each month

Payment Methods: Zelle or personal check payable to the Landlord

Late Fees: A late fee of 10% ($245) will be charged if rent is 30 days past due

4. Security and Prepaid Rent

Security Deposit: $1,200.00 (due at signing)

First Months Rent: $2,450.00 (due at signing)

Last Months Rent: $2,450.00 (due at signing)

Total Due at Lease Signing: $6,100.00

**Winter Heating, Water, and Electricity Clause

The landlord reserves the right to assess additional charges for heat, water, and electricity if the tenant is found to have consumed excessive quantities of all utilities.

6. Pets

No pets are allowed on the premises at any time.

7. Inspections

An annual inspection will be conducted by the Landlord with reasonable notice by text or telephone to the Tenant.

8. Parking

Parking is provided for up to two vehicles for Tenant use.

9. Yard Use

Tenant may use the backyard or front yard for personal or social activities with at least 48 hours notice to the Landlord. No business or commercial activities are allowed. Tenants action which causes the Premises property insurance to increase will be the Tenants responsibility in the corresponding increase.



10. Use of Premises

The premises shall be used for residential purposes only. No business, subletting, or commercial activities are allowed. Any unauthorized use of the property shall be considered a breach of the contract and the Landlord shall have the option of voiding the remainder of the contract.

11. Maintenance and Cleanliness

Tenant agrees to maintain the premises in a clean and orderly manner and to report any damage or necessary repairs promptly to the Landlord.

12. Governing Law

This Lease shall be governed by and construed in accordance with the laws of the Commonwealth of Massachusetts.

13. Smoking Regulations

Smoking is prohibited within the premises.

14. Clear Clause Include a Limits on Use and Occupancy

clause in this lease agreement that specifies the maximum number of 3 occupants allowed.
