Utilities:
• The ADU shares one electric and water meter with the main house (no submeter).
• The $200 utility allowance applies to the total combined usage of the main house and the ADU.
• If the entire property's utility bill exceeds $200, the tenant pays the overage.
• For two occupants, tenant pays 25% of the total utility bill, replacing the allowance structure.
• Copies of utility bills will be provided for any reimbursement.
Rules & Notes:
• No pets allowed. No smoking allowed
• No BBQ grills
• No use of exterior electrical outlets or faucets
• Tenant responsible for cable/internet

All adult applicants (18+) must qualify individually. Cosigners are not accepted.
