The student space is built around a large finished basement suite (approx. 1,493 sq ft) plus access to the main kitchen, laundry, and common areas. This is a quiet, school- and work-focused homenot a crowded apartment or party house.HOUSE & HOUSEHOLDThe home has 6 bedrooms and 5.5 bathrooms, so there is plenty of room for privacy and connection when you want it. I live here full-time. My older son is away at college most of the year and mainly home on breaks. My younger son is a high-school senior who lives with me every other week (alternating weeks with his mom). I also travel for work roughly one week each month, so many days its just you and one other person in a large, quiet house. There are no small children, and the household rhythm is built around school, work and rest.PHASE 1 - MOVE-IN READY UPSTAIRS (Two Private Bedrooms + Baths)Until the basement suite is complete, you and your roommate will live in two separate upstairs bedrooms, each with:o Full or Full XL bed, new mattress, quality beddingo Private bathroom for each bedroom (no bathroom sharing with other tenants)o Dresser and closet; study desks installed before move-ino Use of the main-floor kitchen and dining room for cooking and mealso Access to the main-level family/living room and other common areas within reasono In-home laundry (washer/dryer on the upper level near the bedrooms)This phase gives you a very comfortable, high-privacy setup from day one while your dedicated basement suite is being finished.PHASE 2 - BASEMENT STUDENT SUITE (Approx. ~1,493 SF)Once build-out is complete, both students move into a private basement suite designed specifically for two roommates:o Large Rec Room as the primary sleeping and lounge areao Separate Den as a second sleeping/study area behind doorso Basement bathroom dedicated to the suiteo New kitchenette planned to include: * Full-size 30" refrigerator * Dishwasher * Sink with disposal * Over-the-counter microwave * Cabinet storage and counter space * Portable hot plate/burners for light cookingo Walk-out double doors to an exterior stairwell for light, air, and a secondary exitThere is no full-size oven/range in the basement; the kitchenette functions as a wet bar / snack kitchen.
