• Must submit vet record (rabies, breed, weight) + pet photo with application
• $250 non-refundable fee + $15/month pet rent
• Pets must be disclosed and pre-approved before lease signing
• ESA documentation must include breed, age, provider letter, and provider contact/license info
Application Process
• Apply online! – Any person over 18 to reside at property MUST apply
• $75 non-refundable fee per adult (18+)
• Photo ID required; SS card may be requested
• Applications processed first come, first approved
• Security deposit due within 3 days of approval
• Lease must start within 21 days of approval/deposit
• We never ask for deposits at a bank or through any apps like Venmo/CashApp/Apple Pay —only through our website after approval
Applicant Criteria
• Credit score under 600 = grounds for automatic denial
• Delinquent/collection accounts, unpaid utilities = potential denial
• Strong rental history required, no evictions or landlord complaints; notice must have been provided to current landlord (lease requirements satisfied)
• Minimum one year of consistent employment required; does not need to be with the same employer
• Recent pay stub must show year-to-date income that supports the 3x rent requirement
• If additional verification is needed, we may request a prior-year tax filing to confirm income consistency
• Self-employed applicants may be asked to provide two years of tax filings or 1099s
• Monthly income must be at least 3x the rent (bonuses, overtime, and child support not counted)
• Married couples may combine income with proof of marriage
• No co-signers allowed
• Standard background screening (HUD/FHA guidelines)
• $75 one-time leasing fee applies at move-in
• Processing time: 3–5 business days with complete documentation
