This is a one-year residential lease. At the time of signing, the tenant is required to pay first months rent and last months rent, in compliance with California law.
The tenant is responsible for all utilities, including but not limited to electricity, gas, water, sewer, trash, and internet/cable services, unless otherwise required by law or specified in writing by the owner.
Smoking is strictly prohibited anywhere on the premises, including inside the dwelling unit and in common or exterior areas.
Pets:
No pets are permitted on the premises, including dogs, cats, reptiles, birds, or other animals. This restriction does not apply to legally protected assistance animals as required under applicable federal and California law. Tenants must comply with all lawful verification requirements for assistance animals.
The tenant is responsible for routine landscape maintenance, including watering, mowing, trimming, and general upkeep of outdoor areas, provided such maintenance does not require specialized skills or equipment and is not otherwise the responsibility of the owner under California law.
The tenant is responsible for minor, low-level maintenance, such as replacing light bulbs, smoke detector batteries, and air filters, and for maintaining the premises in a clean and sanitary condition. The tenant shall be responsible for repairs or damages caused by misuse, negligence, or failure to maintain the premises in a reasonable manner.
Plumbing and Habitability:
Pursuant to California Civil Code, the owner is responsible for maintaining the property in a habitable condition, including properly functioning plumbing systems. For the first 30 days of the lease, the owner shall be responsible for addressing any plumbing issues, except those caused by tenant misuse or negligence. After the initial 30-day period, plumbing repairs resulting from tenant misuse, neglect, or improper disposal shall be the tenants responsibility, while plumbing issues related to normal wear, system failure, or habitability shall remain the owners responsibility as required by California law.
