When submitting an application the following is required:
- Rental applications are only available ONLINE and ALL FIELDS must be filled out. No Blanks
- Application fee - $65 per adult [NON REFUNDABLE]
- Proof of funds i.e. Bank Statements
- Verification of Employment or Pay stubs
- Previous landlord reference or contact number including fax or e-mail.
-Typical turnaround time is 2-3 business days if all documents are provided at the time of applying.
- Must move in within 15 days of securing home.

SWIMMING POOL/SPA DISCLOSURE AND HOLD HARMLESS WAIVER
Tenant(s) understand and agrees that swimming pool and spa can be extremely dangerous for unsupervised
children and teenagers, well as, any adults swimming alone. Swimming pool accidents can happen to
anyone, regardless of swimming ability or age.
Landlords, Property Managers, or Employees shall be completely held harmless against any/all liability,
loss of life, and/or property damage or expense including, without limitation, attorney’s fees and cost
of litigation, resulting from any/all swimming pool accidents or incidents occurring above noted
property.
Please be informed that there is no safety fence/gate surrounding the swimming pool, therefore, nobody
should ever leave a child or teenager unattended at any time. All children and teenagers, regardless of
swimming ability, should be constantly supervised by an adult that can swim and is able to jump into the
pool to assist a child or any person in danger of drowning.
Tenant(s) agrees and is required to keep all doors and windows locked at all times. An alarm system to
pool area is required. Sliding doors must have locks at top of the doors. It is Tenant(s) responsibility
to have insurance policy to cover Landlord against any litigation that may arise. Added to policy the
Landlord and Triumph Property Management as additional insured(s). I/We hereby indemnify and hold
harmless and free the LANDLORD of premises, their associates, employees, contractors, and subcontractors,
and fellow guests from any and all claims of whatsoever cause or nature that shall arise on these
premises.Spa is rented in 'AS IS' condition.
