Application Criteria

· Income – Applicants must have a minimum combined gross income of 2.5 times the monthly rent.

· Rental History – Some credit scoring results will necessitate an evaluation of verifiable rental or mortgage payment history. Applications for residency will automatically be denied for current outstanding debt or eviction.

· Must show 3 years of residential history

Acceptable Income Documentation

· Paystubs – One-month worth of most recent paystubs

· W-2 from Employer and A) current paystub or B) bank statement

· Three months of full bank statement (detailed version, including transactions) or current investment account (stocks, bonds, or mutual funds) statement

· Credit – A credit report will be obtained on all applicants to verify credit ratings. Income plus verification of credit history will be entered into a credit scoring model to determine rental eligibility and security deposit levels.

· Credit History is required: FICO score of 500-649 will be approved with increased security deposit of $500.00. FICO score of 499 or lower will result in automatic denial of application

· Photo ID: Valid government issued identification, may not be expired. ·
