There is a window AC unit if needed but Wailua Homesteads has cool temperatures and good wind flow normally. Also included with apartment is a private lanai, yard space with fantastic views, an outdoor shower (in addition to the full bath inside), a 1 car garage space as well as outside parking for guests. The kitchen is well equipped but does not have a stove, per county rules. A photovoltaic system powers the entire house to keep electric costs down for all.
Once inside this very charming apartment, you will feel like you're in your very own private space, away from the road, and snug up to an old Monkey Pod tree over hanging the beautiful valley below. It is a very tranquil setting.
No pets allowed. No smoking. Due to the nature of the "shared" space with owners above, being a low impact, quiet tenant is a must.
Because there are only one electric, water and gas meters for the whole house, allowances have been made for projected downstairs tenant usage. Included in rent is up to $50/month in electrical usage, up to $30/month in water usage and up to $40/month in gas usage. Numbers are based on a past baseline that has been established. Overages in utility costs above the allowance mentioned above will result in the downstairs tenant receiving a bill for the overage amount. Yard care is included. High Speed Wifi available in unit now but is shared with owners. If tenant wants their own system, they may provide that on their own.
Tenants will need to be able to provide documentation of income 3X the rent amount and a credit score of 650 or higher and be able to pass a full background screening to be considered for this rental.
