- Verifiable employment through pay stubs and / or tax returns.
-Minimum income requirements are as follows: Monthly income 2.5 times the monthly rent amount.
- Renters insurance must be provided and to remain active during the term of occupancy and Urban Flip to be named as party of interest on the policy- this must be completed prior to lease signing.
- Credit report showing no evictions or collections from a former landlord.
Please note: we may approve an application if applicant can either (1) provide a co-signor who has acceptable credit and who owns real estate in the state of Tennessee or (2) pay an additional month's rent in advance and maintain 60-days paid in advance at all times (this may vary depending on the severity of the credit history /eviction history). Automatic Disqualification includes but is not limited to;
- Criminal history that exceeded our acceptable minimums (felony conviction within the last 5 years OR any sex crime conviction).
- Any item on the application was falsified.
