Utilities: Tenants must set up their own account for electricity with Xcel Energy. The gas, water, and trash bills are sent to us each month for the property (2 units), and tenants pay 40% of the total, which typically range from $89-$165 per month for this apartment. Tenants may use any company they'd like for phone, TV, or internet service.
Maintenance: Tenants are responsible for any damage, other than from normal wear and tear. We charge maintenance at $45 per hour during business hours, and $67.50 per hour outside business hours and on weekends. Vendor/contractor may be called in as needed, and they set their own rates. We will pass any applicable vendor/contractor bills onto tenants without markup.
2041 Pine is the back side of the duplex at 21st and Pine Streets, behind 2043 Pine. The apartment was renovated in 2019, with all new vinyl flooring (wood pattern), paint, appliances and a remodeled kitchen and bathroom. The bedroom is smaller, but the living room is large with good natural light. Large fenced yard in back is just for this apartment to use, as well as the parking spot off the alley and outdoor storage closet. Great location in downtown Boulder's Whittier neighborhood, with easy access to Pearl Street and the 29th Street Mall.
This unit is rented unfurnished. Any furniture/belongings in the photos and video belong to the tenants moving out. The major appliances (stove, fridge) will stay in the kitchen.
APPROXIMATE ROOM DIMENSIONS:
Living Room = 19'6" x 12'2"
Bedroom = 9'8" x 7'4"
Security deposits equal one-and-a-half times the monthly rent. We need at least half the deposit paid at lease signing, and can setup a payment plan for the remainder. CATS allowed with an extra $200 deposit per cat. ONE DOG allowed (certain breeds restricted) with an extra $300 deposit.
