2. No criminal records - if any, we need explanations and we will not approve anyone with history of violent offenses.
3. Income required - must be at least three times the rent amount.
4. Proof of income required - last 3 paystubs if an employee, if self-employed, 2 years of tax returns
5. Must complete application on our website - [Use CALL or EMAIL to get in touch] - and consent for criminal, credit and background check, each adult moving in must complete an application and if there are children, one adult needs to add them on their application as additional occupants
6. Credit score - scores below 600 will need to put down additional security deposit. This will vary on a case-by-case basis. Credit scores 600 or higher will need a one month of rent as security deposit.
7. Pets
a. Pets are allowed on a case-by-case basis as not all our properties are suitable for pets. Discuss if you have pets with your leasing agent.
b. Pet Fees - there is a $500 non-refundable pet fee per pet.
c. Pet Rent - $100 per pet
d. Pet Health - all pets must be spayed/neutered and be up to date on vaccinations, documentation for which must be provided.
e. Pet Breed Restrictions - on a case-by-case basis, generally speaking, pets are allowed to follow the city policy for the location of the dwelling.
