Description

Nice home in West Hills w/pool. Blue Ribbon Schools

A lovely home close to a Blue Ribbon elementary school and a Charter Middle and HS. It is in the El Camino Real HS district.

Available May 1st. In short we need at least 30 days to move out. So if youre approved in Mid April, for example, we would be be able to move out until mid-May at the earliest.

Upgrades: Both Bathrooms and the kitchen were renovated in 2022 with all new appliances (except the stove). The kitchen is completely open to the dining/living room making the house seem a lot larger than it is. The house is also very bright. Interior was painted in 2022.

Bonus room: There are French doors that connect the living room to a a room that can be either an office or a dining room which is a bonus room. It has a closet and connects to the second bathroom. And although it can be a 4th room, because the of French doors lead to the living room there is no privacy so I currently use it as my home office.

A very cozy home.

Pool and Jacuzzi, there is a patio and a wood deck for outdoor entertaining.

You can walk to the market: Trader Joes, Sprouts and Ralphs and there is a Target, HD, WM and a 24hrs fitness in the same shopping complex.

Prefer to rent furnished, excluding the couch, the TVs and a few odds and ends.

Utilities Solar: you will be responsible for paying the electricity (only $30/mn even in peak summer!). You will save about $100/mn in electricity bills and during summer you will save approximately $200/mn. I will pay the monthly SunRun bill of $150.

Double paned windows and incredible installations means lower utility bills. A new central heater and A/C units were installed in 2021 and is controlled by an Ecobee you can control via an app or the wall unit. And lastly, we have a tankless water heater!

Pool and garden maintenance: I will also pay an additional $300/mn in savings to continue these services.

2 car garage with a lot of storage space. The Driveway can hold an additional 3 cars.

We are open to selling or renting the Washing machine (new), Refrigerator(new) and the out door patio furniture. Your choice. If no interest well take with us. The D/W and Stove stays, obviously. The Dryer can stay but it is old and needs to be replaced.
