Comes with a lot of storage (partial rear shed, then a large finished area under the stairway) - great for surfboards or spare boxes. You have your own (not shared) washer/dryer on the back lanai. There's A/C but I've only turned it on a couple times to make sure it works; I tend to open the windows and just turn on the fans.
The downstairs tenant is a delightful and respectful couple who make very little noise (you should be the same). The biggest noise problem is the Hawaii state bird (the rooster!!) and neighborhood dogs. There is the occasional roach and gecko - par for the course for Hawaii living!
There's a mango tree and lime tree in the backyard - take as many as you like!
Furnishings: 1 Queen bed, 2 couches (one pulls out to a bed), coffee table, 11-drawer dresser, 45" Sony Bravia TV on rolling stand, desk, and bookshelf. The kitchen has a small oven/range and a full-sized refrigerator/freezer.
The Neighborhood: It's very convenient to the highway (H-1). There are two grocery stores within about a mile. Plenty of places to grab dinner or a drink after work. The neighborhood has very nice people walking their dogs, or with their kids/grandkids. Your immediate neighbors are both very nice people - one elder gentleman and one military dad and wife with kids.
Utilities: Electric bill and water bill by tenant (paid by you to homeowner) calculated by square footage in home - it's averaged $169/month for the last 4 months; this is controllable by responsible management of utilities.
