Description

REQUIREMENTS TO QUALIFY.

1. SUFFICIENT INCOME.

Your monthly income must be at least 2.5 to 3 TIMES the amount of the rent payment you are applying for.

Your income MUST be STABLE and expected to continue for at least the term of the projected lease.

WE DO NOT ACCEPT THE FOLLOWING AS PROOF OF INCOME:

*** CASH income that is NOT reported in your tax returns.

*** LETTERS from private individuals, where there are NO tax returns to back the income.

*** All SELF-EMPLOYED applicants must provide recent / filed TAX RETURNS as proof of income. We use the NET PROFIT as your qualifying income.

2. GOOD CREDIT RATING & BACKGROUND HISTORY.

You need to have a good credit score.

Note: Our office contracts the screening services with "TRANSUNION CREDIT SERVICES" (The application fee is $50.00)

Note: Tenant's receiving government housing assistance, like Section 8, may provide alternative documentation for proving reliability to qualify. (Senate Bill 267.)

3. GOOD RENTAL HISTORY. You need to provide evidence that you have been able to maintain a prior "similar" rental (as what you are applying for) in good standing. We will need written verification of rental history from your current landlord.
