Applications start with a questionnaire, then a showing, then a background/credit check and income verification, then lease signing and payment of rent and security (rent is always 1 month rent, even if you move in mid-month - your second months rent will be credited by your 1st rent payment).

- 3rd floor (top floor) with no neighbors above or to sides
- Two outdoor storage closets
- Two master bedrooms - both have large walk-in closets
- Carpet in bedrooms, vinyl in common areas
- Smart lock
- Smart thermostat with room/window sensors and vents that auto-open/close to regulate temperature.
- AC filters provided - Ceiling fans in each room
- Two reserved parking spots (one covered)
- TONS of visitor parking
- Pre-existing electric/internet account - you pay for use (internet is $50/m for 100 mbps but can be upgraded at your request to up any of 250/500 mpbs or 1gbps for $80/100/120/m respectively)
COMPLEX
- Two large pools
- Parking passes required
- HOA tows
- Security patrol
APPLYING
- Background/credit check and income verification through RentPrep ($57 fee)
- Referral to past 2 landlords
- 3x combined monthly income, credit of approximately 650, and clean background check required
- No bankruptcies in past 5 years, no prior evictions, no accounts currently in collection
- Renter insurance required
- No smoking/drugs
- Small animals ok w/ pet rent ($20/m/animal) - You remain liable for all damage animals cause
- Must provide registration info for all resident cars for parking passes
- One year lease
- No more than 5 total occupants (regardless of age)
