Showings are only done after an intitial prescreen application is complete. Please let me know if you want me to send you the application for completion. Additional documentation may be requested.

A full application screen will be done once we have a completed application, you have viewed the property, and holding deposit is on file. An application fee of $29 will be charged to each person over the age of 18. Credit score and tenant application fees are at the expense of the potential tenant, and are non-refundable regardless of the outcome.

Submitting an application does not guarantee that the property will be rented to you.

Each tenant over the age of 18 is subject to the following review:

Residential History

Rental History or homeownership must be verifiable. No previous eviction notices in the last 4 years, broken leases, money owed to former landlords, and no more than one late payment for rent or mortgage payments within the most recent 12 months. Must prove last 12 months of rent or mortgage payments.

A co-signer may be considered for lack of rental history.

Income History

Proof of income is required. All verifiable sources of income do count. Business owners must submit 2 years of tax returns or 3 months of the most recent bank statements. 60 days of pay stubs for W-2 employees.

Total income of all applicants must be at least 2.5 times the monthly rent, based on net income.

Co-signers will not be accepted due to lack of income.

Credit History

A TransUnion Resident Score is used to evaluate the applicant’s credit history and ability to pay rent when due. Only Low risk scores will be accepted. Medium and High-risk applicants will be declined.

Co-signers will not be accepted for tenants who fall in the medium or high-risk category.

Criminal History

A criminal background check is needed on all persons age 18 or older who are going to live in the residence. If criminal history is found, an individualized assessment of the applicants criminal history will be conducted.

Grounds for IMMEDIATE denial may result from the following:

Verified eviction showing on credit report or confirmed with previous landlord within the last 4 years

Rental collections verified on credit report

Balance owing to previous landlord

Breaking lease agreement

Negative and/or adverse rental history

May be documented complaints and/or damages, multiple late payments, or a 14 day notice to pay or vacate with a statement by the landlord of “WE WOULD NOT RE-RENT TO THIS TENNANT.”

Open bankruptcy

Open collections or charge offs

Unverifiable social security number and/or inability to screen

Misleading or inaccurate information provided on any portion of the rental application
