When you find the property you would like to rent, and AFTER YOU HAVE VIEWED THE PROPERTY IN PERSON, each tenant applicant, 18 years and older, will fill out an online application ( [Use CALL or EMAIL to get in touch] ) . The processing fee is $45 each and includes the credit/eviction check. When it comes to rent, it will depend on what day of the month you sign your lease. If you move in on the 1st then your rent will be the full amount. If you move in on a day other than the first, then your rent will be prorated. Your deposit(s) will be equal to one month's rent. There is a $300 non-refundable cleaning fee and a $75 non-refundable key fee. We do have an income requirement of 3X the rent. There are other variables that can affect the deposit amounts.
We will (1) check your credit report; (2) check for any past evictions; (3) verify your employment, if applicable; (4) personal income must be sufficient and verifiable; (5) verify your previous landlord references, and (6) be aware that some associations also have application fees. We encourage you not to apply if you have credit scores below 550, have ever been evicted, have a bad rental history, or have recent or drug/violence-related felonies.
