Description

- Tenants must be okay not moving into property 30 days from approval date. Timeframe begins once full security deposit and signed lease is presented to Avanza PM. Example: If tenants are approved on Aug. 1st, the first date that they can be move in would be on Aug. 31st.

Application Instructions

We are a "first come, first qualified, first serve" application process company.

We only process one application at a time.

We only conduct showings for those who have applied and have become first in line for a home.

It is $50/application per adult (18 yrs+). Each adult must provide their own separate application - whether or not they are employed.

The sooner you submit your application the faster you can secure your place in line.

We will NEVER process your application without your verbal or written approval.

Applications fees are refundable (minus a $10 transaction fee charged by the Application platform Rentvine - Avanza DOES NOT make any money from that transaction).

Once someone in your party approves us to process your application, your application is no longer refundable.

Section 8: If your housing voucher is for less bedrooms that than the voucher has stated, the property owner reserves the right to deny the application based on that discrepancy.

- Tenants must be willing to perform upkeep of water infiltrations system by adding chemical to water system, as well as staying up to date on replacing water filters as needed (annually).

- Tenants should be aware that street parking is not allowed. However, homeowners state that enforcement is not common and is generally acceptable, tenants should be aware that the City of Fresno regulates the parking, and should at least be aware that being cited could potentially occur (parking directly in front of the home on N. Gorma is acceptable, but where you can be cited is on the opposite side of N. Gorma Ave - on the other side of the street).
