OUR SCREENING PROCESS AND CRITERIA

At Seasons Property Management, we are committed to providing a fair and consistent application process. We value and respect all Fair Housing Laws and apply the same criteria to every applicant. Below is an overview of our general application requirements:

Minimum "RentGrade" Result of C or Higher: RentGrade is a scoring system through our software, Rentvine, that evaluates an applicant's creditworthiness. A C grade typically reflects a credit score of around 650 with no significant bad debts or charge-offs.

Applicants must demonstrate sufficient income based on their type of employment:

W-2 Employees must have net (take-home) income of at least 3 times the rent

Self-Employed / 1099 applicants must have gross income of at least 4.6 times the rent

In mixed-income households (where one applicant is W-2 and the other is self-employed), we evaluate each applicant's income using the appropriate method and combine the results to determine if the household qualifies

Income must be verifiable via documents such as pay stubs, tax returns, or 12 months of bank statements

Guarantors may be accepted only if one of the three qualifying areas (credit, income, or rental history) is not met

Rental History or Homeownership: Applicants should provide two years of rental history. If they are currently a homeowner, this will satisfy the rental history requirement.

Occupancy Limits: A maximum of two occupants per bedroom is allowed.

Pet Policies:

One dog allowed up to 90 lbs, no Dobermans, Rottweilers, or Pitbulls.

No dogs under 1 year of age, dogs must be housebroken.

Applicants will visit our PetScreening landing page and complete the profile that applies to them: No Pet, Household Pet, or Service Animal/ESA. This process provides a clear and detailed record, ensuring compliance with Fair Housing Laws and protecting the needs of all residents. While this step may take a little extra time, it allows us to confidently offer many pet-friendly rental options, creating more opportunities for you and your furry friends.
