Spacious and well-located home in West Denver with easy access to downtown and the mountains. This 3-bedroom, 2-bathroom house offers plenty of living space spread across two levels, with flexible options for separate living or a shared household setup.

The main floor features a bright living room and sunroom with great natural light and an electric fireplace. From parts of the sunroom and backyard, you can enjoy views of the mountains. The kitchen includes a gas range, dishwasher, and full-size refrigerator. Each upstairs room has a mini-split heating and cooling unit for year-round comfort.

There are two entrances—one for the main floor and another for the downstairs area. The staircase has a door at the top and a screen at the bottom, allowing for optional separation between levels. The lower level includes additional living and bedroom space, along with a sink and refrigerator setup, offering flexibility for guests or extended stays.

The home sits on a hill, giving it a bit of privacy and a nice large backyard for outdoor use. Pets (cats and dogs) are welcome with approval.

••The mini-split units are efficient, the average electricity cost from October 2024 to November 2025 was ~$110 per month(including peak winter/summer months).

••The natural gas cost, depending on usage, has ranged from as low as $20 per month to as high as $84 per month.

••The average monthly water cost, based on the same months (October 2024 through November 2025), was ~$58 per month.

•••Obviously, this depends on how you use the house and the costs of energy at the time, but sharing the averages from the last year in case that’s helpful.

•Tenant is responsible for lawn care and snow removal. The lawn typically requires very little maintenance; however, if weeds appear and you feel service is necessary, the owner is happy to cover the cost of sending landscapers to remove the weeds and tidy the yard a couple times a year. Also, because the house is situated on a hill, snow in the front area melts quickly once the sun comes out.
