This is a 5-bedroom, 2.5-bathroom, 1726 square foot home in Anderson, Indiana.

Two car garage with ample driveway space.

The following house rules are intended to ensure a pleasant living environment for all parties involved:

• Overnight guests limited to four (4).

• Additional guests require written approval from Landlord.

• No long-term stays (7+ nights) allowed without written permission.

• No subleasing or reassigning of this lease is permitted.

• Outside noise levels down after 9pm.

• The yard shall be kept well-manicured and free of rubbish.

• Tenant pays water, gas, electric, sewer, and garbage disposal.

• If pets are present, the house must be sprayed after vacating.

• No parking is allowed on the grass.

• Tenant shall provide and maintain their own insurance.

The Landlord reserves the right to inspect the property with reasonable notice (pursuant to Indiana Code 32-31-5-6), typically 24 hours, except in emergency cases.

Regular inspections will be conducted every 6 months. Tenant is responsible for reporting maintenance issues to the Landlord promptly. Tenant shall comply with all local, state, and federal laws.

Pet policy: cats allowed and well-trained dogs.

Appliances at the property include washer - dryer, 2 refrigerators, electric range, and gas range in garage, garbage disposal

The owner will pay for annual taxes.

The property has forced air heating and central cooling.

Deck in the backyard.

Showings will be available starting Jan. 01, 2026. The preferred leas start date is any time after Jan. 01, 2026, and the preferred lease duration is 1 year.

Security Deposit amount determined by the owner.

For each pet, there is a non-refundable move-in fee of $200 and monthly fee of $35.
