EPMG conducts a thorough screening to ensure responsible tenancy. We do not approve applicants with:

Convictions involving arson, theft, fraud, breaking & entering, trespassing, violence, weapons violations, or drug-related offenses

Any history that may pose a risk to the integrity of the commercial premises or neighboring tenants

Credit Requirements:

A consistent record of timely payments on credit obligations

No foreclosures or repossessions on business or personal property

Free of open collections (excluding verified medical collections)

Business/Income Requirements:

Applicant (or business entity) must demonstrate stable income or funding equal to or greater than 2.5x the monthly lease rate

Recent bank statements, tax returns, or profit & loss statements may be requested to verify financial capacity

A brief business plan or summary of operations may be required

Trade References & Personal Guarantee:

At least two (2) trade references must be provided from current or past vendors, landlords, or business associates

All commercial leases require a personal guarantee from the principal(s) or owner(s) of the business entity applying
