Landlords in Colorado are required to accept a portable tenant screening report from a prospective tenant:

-The portable screening report must be provided by the prospective tenant.

-The portable screening report must be no older than 30 days from today the date of application.

-The management company or Landlord cannot charge an application fee if the portable screening report is provided at no cost to the landlord or management company.

-The prospective tenant must provide a statement that there has not been a material change in the information in the screening report, since the report was generated.

To rent an apartment or house from TRI, we ask that you first go by the location to see if it suits your needs. If it does, please call the above number for an appointment to see the inside of the unit. After you see the unit, you are welcome to apply. Applications are processed on a first come, first serve basis. You will be required to turn in a completed application for all persons over the age of 18, required documents listed in the application, application fee(s) and deposit at the time you turn in your application. If approved, you will be required to pay a one-time administrative fee of $150 along with first months rent before you are able to move in. Please review the application for further information regarding this process. TRI reserves the right to decline any application for inadequate, incomplete, or false information on the application, bad credit or failure to meet our required guidelines, or if we get bad references. ALL FUTURE TENANTS ARE REQUIRED TO CARRY RENTAL INSURANCE. PROOF OF COVERAGE MUST BE PROVIDED PRIOR TO MOVE IN.
