PETS: Pets are negotiable with an increased $50 rental amount.
NON-SMOKING: This is a strictly no-smoking/no-vaping/no-cultivating property.
INSURANCE REQUIREMENT: Proof of renters insurance with a minimum of $300,000 liability coverage is required. Rental Property Owner must be listed as additional insured. Tenant is responsible to maintain rental insurance the entire duration of occupancy.
OCCUPANCY: SRES follows Federal Occupancy Standards: Max. 2 per bedroom + 1 additional occupant; Max 2 per studio.
APPROVAL PROCESS: Typical turnaround for approval/denial is 3-7 business days based on how quickly information is provided to SRES by the applicant and verifying parties.
QUALIFICATIONS: The following items are used as criteria to determine whether an applicant will be accepted for a rental home with SRES.
INCOME: The total gross income for the household must be at least 3 times the monthly rent. Income must be verifiable through employer as well as paycheck stubs, bank statements, award letters or tax returns.
CREDIT REQUIREMENTS: Applicants must have positive credit history. including no evictions. Also to include no debt to previous rental property owners.
BANKRUPTCIES: Must be discharged for two years prior to approval of an application.
RENTAL VERIFICATION: 3 years of verifiable combined Rental/Home Ownership History (excluding renting from family members) for single family homes and multi-family units.
