Spruce Quality Rentals is proud to offer deposit-free living to qualified renters. We understand that moving costs can add up, so we want to extend financial flexibility to our residents. When you move in with us, you can skip paying a security deposit and keep the cash for activities you care about.

The Osprey features a large kitchen with an island that flows into the café and gathering room. The Flex space at the front of the home may be configured as a fourth bedroom or as a media room or home office. This plan also includes a luxurious Owner’s Suite with an oversized walk-in closet.
Spectrum cable and internet are included in the rent. The community has a pool and clubhouse.
Driving Direction: Use 1700 Old Milburnie Rd in your GPS. When you arrive at the community, Keep driving to the end, and turn right to Arapahoe Rd.

Before You Apply: Minimum Qualifications
We process all applications based on the best-qualified rather than first-come, first-served basis. Meeting the minimum requirements below does not guarantee approval, as the highest-scoring candidate overall will be selected.
Minimum Qualifications:
Credit & Background: Minimum credit score of 650+. Clean background check with no criminal history, no prior evictions, and no active or recent bankruptcies.
Verifiable Income: Combined gross household income must be at least 3x the monthly rent. All income must be lawful and fully verifiable through official documentation (such as consecutive pay stubs, W-2s, 1099s, or tax returns). Unverifiable cash or undocumented income will not be considered. Income requirements will be scaled higher for households with more than two non-earning or dependent members.
Rental History & Viewing: Strong, verifiable rental history with positive landlord references. Applicants (or a designated representative) must view the property in person prior to lease approval.
Pet Policy: Maximum of two (2) household pets permitted, subject to owner approval and applicable pet fee.
Property Policies: Strictly non-smoking and drug-free property.
