Minimum Qualifications
-Applicants income must be 3 times monthly rent.
-All income must be from a verifiable source. Unverifiable income will not be considered.
-Minimum credit score of 650.
-Applicant must have good references from the prior 5 years.
-Applicant cannot have any evictions or unpaid judgments from previous landlords
-Applicant must pass background check
-Criminal offenses (misdemeanor or felony) of a violent nature against person or property will result in denial.
-Applicants with a non-violent criminal misdemeanor that occurred more than two years ago or a non-violent criminal felony that occurred more than five years ago may be considered if restitution for their crime was made in full and all time was served. Also, we would require an additional security deposit and demonstration of good legal history, employment history, credit history, and rental history since the time of the crime. Applicants with a pattern of multiple offenses will be denied regardless of what the employment, credit and rental history shows.
-No smoking allowed inside apartments/homes.
-Occupancy must be limited to 2 people per bedroom
-Applicant must provide a current photo ID and valid SSN
-Applicant must be able to pay full deposit and rent requested.
-As part of the application process, landlord will obtain credit reports, court records, character reports, employment, rental history and any other sources as needed to verify all information put forth in the rental application.
