Under 25lbs - $300 deposit and $30/mo pet rent.
Over 25lbs - $500 deposit and $50/mo pet rent.
Cats - $300 deposit and $30/mo pet rent.
No more than 2 pets.
Security deposit: Same as rent amount. Refundable. Anything outside of normal wear and tear will be deducted.
Utilities: Tenants pay all utilities, including water, electric, gas and trash.
A $20 monthly Residential Benefits Package is required with all leases and is charged in addition to monthly rent. The package includes 24/7/365 communication access with management and access to the online resident portal for convenient rental payments, maintenance requests, account information, and other resident services.
Qualifications: household income 3x rent amount. No evictions, bankruptcy or civil judgments within the last 7 years. Applicants are subject to credit, background, rental history and income verification. A credit score of 600 or higher is generally required for approval. Applicants with scores below 600 may still be considered with additional conditions, such as a higher security deposit, qualified cosigner, or other mitigating factors. Owner reserves the right to deny under qualified applicants without offering mitigating factors.
Co-signer Qualifications: Income 4x rent amount. No evictions, bankruptcy or civil judgments within the last 7 years. Subject to credit, background, and income verification. A credit score of 650 or higher is required.
Application Fee: $65 per person. NON-REFUNDABLE. Each occupant over the age of 18 must send in a separate application.
If multiple applications are submitted, WiseNest shall choose an applicant based on the most qualified application received. WiseNest Property Management does not guarantee that the first qualified application received will be selected. When multiple qualified applications are received before a final approval and lease execution, the applicant who best satisfies the established screening criteria may be selected, subject to owner approval where applicable.
