A. Reservation Deposit. To secure the property for the agreed-upon rental period, the Tenant shall pay a holding deposit of $1,000 upon execution of this agreement. Upon the commencement date of the lease and successful check-in, this Reservation Deposit shall automatically convert into a refundable Security Deposit, to be held and disbursed in accordance with local regulations and the primary lease agreement.

B. Cancellation Schedule & Refund Tiers. In the event that the Tenant desires to cancel the reservation, written notice must be provided to the Landlord. Refund eligibility is strictly determined by the timeline of the received written notice as follows:

Cancellation sixty (60) or more days prior to the lease commencement date: The Tenant shall receive a full refund (100%) of the 25% Reservation Deposit.

Cancellation between thirty (30) and fifty-nine (59) days prior to the lease commencement date: The Tenant shall receive a fifty percent (50%) refund of the Reservation Deposit. The remaining 50% shall be retained by the Landlord.

Cancellation less than thirty (30) days prior to the lease commencement date: The Reservation Deposit is entirely non-refundable. The total 25% deposit shall be forfeited to the Landlord as liquidated damages for removing the property from the seasonal rental market.
