SEASONAL RENTAL TERMS
• Minimum stay: 3 months
• Maximum occupancy: 4 people
• Small dogs allowed with approval- no cats
• Monthly rates: November $4,600- December $5,000- January-March $5,700- April $4,600- May-October $3,000
• Monthly rent includes electricity, water, high-speed internet, and lawn care
• Estimated 11.5% tax applies- actual tax is calculated on applicable taxable charges
• Required community-access fee: $250 per lease
• Refundable security deposit: $2,500 per lease
• One-time pet fee: $250 per dog
• Final turnover cleaning fee: $250 per lease, payable upfront
• Optional weekly or biweekly cleaning is available and paid directly to the cleaning service
• Owner-collected charges are itemized and invoiced as part of the seasonal rental total
