3bd 2ba ranch home in a small subdivision on a large .75 of an acre lot with a large, fenced in backyard. Living area is nice, open and vaulted with neutral colors and laminate flooring in the living room and kitchen areas. This home is total electric and includes use of refrigerator, stove, dishwasher and above the range microwave. The garage was enclosed into 2 areas (shown in pictures) and could be used as additional storage, rec room or man cave. The enclosed garage areas CANNOT be used as a bedroom. Because the garage was enclosed, there is NO GARAGE and the garage door does not open.

(Please note that the small exterior storage building currently outside of the fence is NOT included.)

Utilities and Yardcare are the tenant’s responsibility.

The utilities are with:

Water: City of Auburn at [Use CALL button]

ARI bills tenant $9.50 per month for tenant liability insurance.

Legal Liability Insurance Required – We will accept coverage you obtain on your own OR it is available for $9.50 per month, added to your rent through our source. This is for $100,000 coverage amount with no deductible (see below for more information).

This provides coverage for a tenant’s legal liability for damage to the landlord and/or property owner’s property; examples include: fire, smoke, explosion, water damage, backflow or overflow of sewer, drain or sump, falling objects, etc.

The Tenant Liability Insurance Policy/Program is NOT Renters Insurance and does NOT cover a tenant’s personal belongings, additional living expenses or liability arising out of bodily injury or property damage to any third party. ** Our firm strongly recommends that all tenants obtain a separate Renters Insurance Policy to help protect your personal property and personal liability. **

A tenant can obtain the legal liability insurance on their own OR for your convenience it can be automatically included through our rental website for a charge of $9.50 per month. This monthly charge is in addition to your regular monthly rent amount. If a tenant chooses to obtain this legal liability insurance policy through an insurance company of your choice, tenant will be required to have our firm listed as named insured. The tenant will be named as an additional insured party and must provide proof of coverage for the duration of the lease agreement (must provide a paid receipt for a year in advance).
