It is a requirement that each applicant, 18 years of age or older, must fill out a separate application.
Applicant(s) can choose to view the property after submitting their application and have Spinks Property Management wait to process application and application fee OR they can view the photos or Virtual walk through (if available) and have Spinks Property Management process application and application fee upon receipt.
It is required that the entire application is completed. Failure to supply information can mean denial of the application.
Applications are good for 6 months, and can be transferred to any available units.
Once your application has been approved and you have been offered the property we will draw up a lease agreement, and within 24 hours tenant must sign and pay security deposit, otherwise we will offer it to the next applicant. To move in and get the keys we require you to pay both the security deposit and the first month's prorated rent. Please note, all properties are rented as is.
The Application/Processing Fee
A $25.00 application fee is required per application, without exception, and is non-refundable.
Tenant Residential Liability Insurance Required – If Tenant fails to provide Landlord written proof of Tenant Liability Insurance (within 7 days of move in) or renewal certificate, Landlord is authorized to purchase Landlord's Required Resident Liability insurance policy (“LRRL”) on behalf of the Tenant and the cost of the insurance and processing fee will be charged to the Tenant and included in the monthly rent. LRRL is designed to fulfill the insurance requirement of the Lease Agreement.
