OCCUPANCY LIMIT: TWO UNRELATED TENANTS
LEASE TERM: NOW - JULY 30TH
Utilities: Water and trash are included in the rent. Tenant must set up electric account with Xcel Energy, and may use any company for phone, TV, or internet service.
Maintenance: Tenants are responsible for any damage during their lease, other than from normal wear and tear. We charge $45/hour for maintenance during business hours, and $67.50/hour after business hours and on weekends. Vendors/contractors may be called in as needed, and set their own rates.
1135 Pennsylvania consists of the original house on the property that was split into four units, and an addition onto the north/west with another 12 units. Great location, just a block to the CU campus and minutes to Pearl Street. Restaurants/cafes/shops just around the corner.
Apartment #11 is a top level unit in the addition. Each unit has its own entrance off the shared deck. All apartments have access to a communal laundry room on site, and share the yard space in front of the property. Each apartment has one assigned parking space in back off the alley.
Our apartments are rented unfurnished. Any furniture/belongings or A/C units in the photos and video belong to the tenants moving out. The major appliances (stove, fridge, dishwasher) will stay in the kitchen. There is a working fireplace in the living room.
APPROXIMATE ROOM DIMENSIONS:
Living room = 10'8" x 10'8" + 6'3" x 2' nook next to fireplace
Bedroom = 9'10" x 8'9"
Half deposit due at signing, can setup payment plan for the remainder. CATS allowed with an extra $200 deposit per cat. No dogs allowed, unless it's a service/support animal.
