Lease term: NOW - JULY 30TH
Occupancy Limit: FOUR UNRELATED TENANTS
Utilities: Landlord pays gas, water and trash bills (included in rent). Tenants must set up their own account for electricity with Xcel Energy, and may use any company they'd like for phone, TV, or internet service.
Maintenance: Tenants are responsible for damage, other than from normal wear and tear. We charge maintenance at $45/hour during business hours, and $67.50/hour outside business hours and on weekends. Contractors may be hired for repairs, and set their own rates.
2228 Canyon Blvd. is an 8-unit building in the Goss/Grove neighborhood of Boulder. Apt. #2W is a lower unit on the west side. Main level has kitchen, living room, half bathroom, and one smaller bedroom. Lower level (basement) has two larger bedrooms and full bathroom.
Each apartment has an extra storage closet in the front stairway. Off-street parking and yard/patio is shared by all tenants. Our places are rented unfurnished. Any furniture/belongings in the photos and video belong to the tenants. Major appliances (stove, fridge, dishwasher) will stay in the kitchen. There's a wood burning fireplace in the living, and a wall AC unit.
APPROXIMATE ROOM DIMENSIONS:
Living room = 13' x 12'4"
Bedroom #1 (off kitchen/living room) = 8'6" x 8'7"
Bedroom #2 = 11'5" x 13'
Bedroom #3 = 12'7" x 9'5" (+ 8'2" x 3'8" cut out)
At least half security deposit due at lease signing, and we can set up payments for the remainder. CATS allowed with an extra $200 cat deposit. ONE SMALL DOG (under 20 lb.) allowed with an extra $300 dog deposit, with certain breeds restricted.
