Occupancy Limit: FOUR UNRELATED TENANTS
Utilities: We pay gas, water and trash bills (included in monthly rent). Tenants must set up their own account for electricity with Xcel Energy and pay that directly. Tenants may use any company they'd like for phone, TV, or internet service.
Maintenance: Tenants are responsible for any damage, other than from normal wear and tear. We charge maintenance at $45 per hour during business hours, and $67.50 per hour outside business hours and on weekends. Vendor/contractor may be called in as needed, and they set their own rates. We will pass any applicable vendor/contractor bills onto tenants without markup.
2537 Spruce consists of the original house on the property and a 3-unit building that was added onto the back. This great central location in downtown Boulder offers easy access to the CU and Naropa campuses as well as Pearl Street and the 29th Street Malls.
Apartment #3 is the middle unit in the addition. The living room, kitchen, and one bedroom are on the ground floor, with two other bedrooms and the bathroom upstairs. Living room has a fireplace, and a wall A/C unit. Any other A/C's belong to tenants. There is a fenced patio/dog run off the ground floor bedroom with a picnic table that goes with this unit.
Our apartments are rented unfurnished. Any furniture/belongings in the photos and video belong to the tenants moving out. The major appliances (stove, fridge, dishwasher) will stay in the kitchen.
Units #2, 3, and 4 share the off-street parking and a common patio space in back of the property. Unit #1 uses the driveway. There's a communal laundry room on the property with coin-operated machines for all units to share.
Approximate room dimensions:
Living room = 10'9" X 10'3"
Bedroom #1 = 11' X 8'11"
Bedroom #2 = 9' X 10'10"
Bedroom #3 = 11'8" X 10'
Security deposits equal one-and-a-half times the monthly rent, with at least half due at lease signing. Remainder can be broken into three monthly payments. Cats allowed with extra $200 deposit per cat. ONE DOG allowed with $300 dog deposit (certain breeds restricted).
