QUALIFIED APPLICANTS WILL:
- Have minimum credit score of 580. Credit report and score pulled via
Trans Union
- Have verifiable, reliable gross income of at least 2.5-3 times the rent
(Exception HUD voucher holder -see below)
- Have no judgments or evictions
- Have no more than 2 occupants/bedroom
- Have no more than 2 unrelated adults
- Not owe any money to a previous landlord
- Not have any unpaid utilities or car payments reported on the credit
report or court records
APPLICATION INSTRUCTIONS (HOW TO APPLY):
Visit our company website at [Use CALL or EMAIL to get in touch] Click on Rental Search and click on the property you want to apply for, then click on APPLY NOW.
Ensure that you have all the required documents to complete the application (your most recent 6 weeks of paystub for all income sources, any award letter for Social Security, disability or retirement income, Government Issued IDs for all adults, most recent orders if military).
UPON APPROVAL: A full month's rent and security deposit must be paid with certified funds to our office within 48 hours of approval. (See exception for SEC 8 voucher holders below.)
MILITARY APPLICANTS Please upload a copy of your most current orders with your application. Your PRD must be at least 12 months after your lease start date.
SEC 8 APPLICANTS:
Please upload a copy of your voucher with your application. If the voucher indicates a bedroom number equivalent to the property you are applying for or more, we require you to have monthly verifiable, reliable income of at least one times the rent. If your voucher indicates a bedroom number lower than the number of bedrooms you are applying for, we require you to have monthly verifiable, reliable income of at least two times the rent. Property will remain on the market until a reservation fee equal to one times the rent is received, since HUD will not allow a lease to be signed until after the property passes inspection.
ADDITIONAL FEES NOT INCLUDED IN RENT:
- Application Fee - $50 per person 18 and older that will be residing in the home
- Security Deposit Minimum of one-month rent. Could be higher based on
risk factors.
- Pet Application Fees - $20 for the first pet $15 for addl paid to
[Use CALL or EMAIL to get in touch] - Pet Rent - $25-45/pet, depending on paw score from [Use CALL or EMAIL to get in touch]
APPLICATION TURNAROUND TIME: 2-3 business days depending on how quickly your references respond to our inquiries. Applications submitted on weekends or holidays will be considered submitted on the next business day. Applications will not be considered completed until the [Use CALL or EMAIL to get in touch] report is completed, and all adult applicants have completed the following: submitted all required documentation, signed the application, paid the application fee.
