Minimum Quality Standards For ALL Applicants:

-We Require an application for each candidate who is 18 years old or older for a non-refundable fee of $55. The application does run a background and credit check. The credit check is looking at financial history NOT your credit score. (Please note: The application fee is paid to Avail, the property management software that runs the background, criminal, and credit check.)
-The number of bedrooms/units much match the number of bedrooms/units the family representative has been approved for. To EXPIDITE the process we do ask that a copy of your voucher be sent to the manager of the property Kaitlen Bast [Use CALL button] , or email [Use EMAIL button] .
-Applicants must have current photo identification and a valid social security number.
-Applicants may not have any evictions or any unpaid judgments.
-Applicants’ backgrounds must exhibit a pattern of responsibility.
-Occupancy is limited to 2 people per bedroom.
-We do not allow smoking inside our rental properties. (We ask tenants to smoke in a designated area on the property outside)
-Pets allowed in the form of small dogs, or one cat, where a $250, non-refundable pet fee is required. We do NOT accept the following dog breeds, NO Pitbulls, NO Rottweilers.
-We require a deposit equal to first month's rent at time of lease signing. (Please note: Lease signing is done in person.)
-This property requires that you pay any portion of rent that you would be responsible for electronically, through Avail.
-We require that any repairs be submitted electronically, through a website that you can operate on your phone (Avail).
-Appliances provided include: one stainless steel stove and one stainless steel fridge. You will be required to provide all other appliances.
