The Villas come with a refrigerator, range, dishwasher, and your own private full size washer and dryer. Im not sure what more you may need but that seems pretty complete. Tell me about the private yard: Each Villa has their own spacious patio, with a patio cover, it has pavers and also features an artificial turf pet relief area. What if I need pest control? Yes, of course that is included. When you need it, let us know and we will schedule it. Is there a place for my car? The Villas parking lot is gated and it has a lot of carports. Your car will like its new home. What other bills will I have to pay? There is a $75 monthly charge for water, sewer, and trash. You will also need to set up your own account for electricity and any telephone or internet you may need. Ah, well, my credit isnt perfect, can I still get in? We havent met anyone with perfect credit yet, so that probably isnt an issue. As long as you have a minimum credit score of 620, can pass a basic rental background check, and have an income of at least $5,700/mo you are good to go. We do allow co-signers in certain situations. See below for details. And, if you have a great credit score of over 750, your income only needs to be $4,750/mo. Is my furry friend spot (dog) going to be an issue? Are you kidding, we LOVE dogs. There are a few breeds that our insurance company does not allow us to accept and there is a weight limit of 40 lbs and only two are allowed in each Villa. There is a one-time pet application fee of $100.00 and monthly pet fee of $30.00 per pet, see the application for specifics. Oh, and we ask that you clean up behind your friend spot. This one is important. If spot leaves it, you need to remove it. Your neighbors will REALLY appreciate it. What are you waiting for? Oh, that is me asking you the question. Other Stuff: Application fee: $50 Lease term: Minimum of 12 months Co-signers: Co-signers can be used to supplement an income shortage by the applying resident. If a co-signer is needed, the lease term is 24 months with a 5% increase in rent in the months 13-24. - Security Deposit: The normal security deposit is $800. However, we do participate with a service called Rhino which can reduce your security deposit to $0. Rhino is a company that guarantees the landlord the security deposit and Rhino charges you a monthly fee for this service. This service works great for some people and maybe not for others.
